Hi, Hi Eddie, while visiting a CR friend earlier this year he took me to the beach he went to as a young boy with his family. In this mostly undeveloped area was you very beautiful hotel. It struck me that it might be a great place to have a second home if the prices were not too high. You obviously believe in the area or you wouldn't have invested in your hotel. Do you feel that way now after being there. Your beautiful place certainly sticks out with your less beautiful neighbor properties. Would like to put a nice home on a beachfront lot.
Would appreciate your input and recommendation.

I look at real estate almost daily. This is still one of the nicest beaches in the country. I love the convience, yet NO crowds. There is one beach lot just below my hotel for sale. It is just over a thousand meters and is 115,000. The last lot sold here was 760 meters for 110,000. Need any info, email me of give me a call. Eddie

Hi I am looking at renting a house in Playa Bejuco it is in a gated community 3 beds 2 bath with private pool. What would you think a fair rent would be for a place located here.

Fair for an American? Fair for a Costa Rican? Have you had a Costa Rica make inquiry and see if the price is different from what you were offered?Or are you renting? What are others charging?

This is the best way to do itGetting a Building Permit:
You must get a construction permit to build a house of more than 70 sq. m. (750 sq. ft.)
You or your architect must file for permits at the Oficina Receptora de Permisos de Construccion (Permit Reception Office). The plans will be studied by representatives from the MOPT (Roads and Transportation Department), INVU (Housing and Urban Development Department), ICE (Electricity Department), AYA (Water Department), SNE (National Electrical Services), CFIA (Costa Rican Architect and Engineer Association), the Health Department and the local municipality where the property is located.
You will need the following:
Four copies of the construction plans.
Four copies of the property cadastre plan (plano catastrado). ("Cadastre" refers to property valuation, owership and description of the property.)
Two copies of the property deeds.
One copy of the architect or engineer's consulting contract
(Contrato de Consultoria).
Approval from the water department regarding availability of water.
One Copy of your electrical design plan apporved by SNE.
